* Regional Directors have direct accountability over Property Managers and site teams to ensure implementation and execution of all corporate policies and procedures and will meet and/or exceed client expectations.
* The Regional Director must demonstrate strong client and team management skills and lead asset management meetings.
* Act as the main point of contact related to all property related items with owner representatives and understand and be able to communicate all facets of operations and performance in pursuance to the Management Agreement.
* Responsible for review and approval of all property purchasing with complete adherence to the expense budget.
* Engage in revenue management pricing including attendance at all pricing calls with the VP of Multifamily and Pricing Advisor.
* Review reporting compliance, monthly financial analytical KPI’s, resident and mystery shop survey results and create action plans for team members who don't meet minimum requirements.
* Oversight of marketing activities such as marketing plans, social media tracking, reviewing market comp information, review weekly traffic statistics, reviewing screening results and metrics.
* Assists Property Manager to create yearly budget projections.
* Reviews, approves, and provides guidance on budget variance and capital expenditure requests, and solicits advice from capital team as necessary.
* Oversees the operating performance of and compliance with the Company's property management procedures and policies by reviewing financials, pricing models, and conducting operational and financial audits, and developing corrective action plans as necessary to achieve stated goals and objectives.
* Delivers coaching conversations around opportunities all operational functions of the property by providing direct and timely feedback with a focus on team and individual development.
* Focuses on employee engagement and ensuring that associates have the resources needed to be successful.
* Responsible for the continuous implementation and maintenance of Hayman’s resident experience philosophy including but not limited to brand integrity, reputation management, resident events, work order management, hiring and developing staff with a customer experience mindset.
* Utilizes technology to identify trends and patterns at a property-level and executes on making those necessary changes.
*Essential Position Qualifications/Requirements:* * Minimum high school diploma, bachelor’s degree preferred.
* CAM, CPM, or ARM designation preferred.
* Conventional multifamily experience with Class A and B product types required.
* Minimum 5+ years of on-site property management experience.
* 3+ years Regional Property Manager, Area Manager, or District Manager experience managing 1500+ units.
* Excellent oral and written communication skills.
* Experience with third-party, equity investor relationships.
* Experience in supervisory role managing staff of more than 25 employees.
* Experience in writing budgets, monthly variance reports, and forecasts.
* Experience in preparing and executing written marketing plans.
* Experience with Yardi Voyager property management software preferred, or other software.
* Experience with rent optimizer software a plus.
